About this course

The promises the parties make in the lease itself. The common express covenants — to pay rent, to repair, as to user, and the usual covenants — and then the statutory machinery that controls qualified covenants: the implied proviso of reasonableness on alienation, the landlord statutory duty under the 1988 Act, the improvements regime, and compensation. Finally the transmission of covenants on assignment, transformed by the Landlord and Tenant (Covenants) Act 1995.
